An air quality assessment for a proposed mixed-use development
The proposed mixed-use development for the Greenwich Site is a multi-storey apartment comprising 129 residential dwellings above a shared amenity area on the second floor, commercial spaces on the first floor, café and co-workspaces on the ground floor, and parking facilities at basement level. It requires the demolition of existing commercial and residential units.

The Challenge
Our client needed to prepare an air quality assessment for the proposed development, as development proposals had to demonstrate that cumulative dust impacts from construction activities and the adjacent concrete mixing plant would not affect the health of nearby sensitive receptors and would not introduce new inhabitants into an area of existing poor air quality.
Our Approach
Our team of experts conducted baseline monitoring over six months (in both winter and summer) to establish dust levels in the area and demonstrate compliance with one of Greenwich Council’s planning conditions.
The Outcome
The results of the air quality assessment showed that there was a medium risk of dust effects during demolition and construction phases, when evaluated in accordance with the principles of best practice guidance. The results of this assessment also showed that plans for limiting parking spaces and cycle storage space, and the installation of local air source heat pumps would reduce the impact on local air quality.
